Jamison Appraisal Services provides honest and ethical appraisals for Berks County

For honest and ethical appraisals, rely on Jamison Appraisal Services

By and large, appraising is a long term career. The rigors of becoming a licensed appraiser have become more difficult than ever before. That's why it goes without question in this day and age that real estate appraisal can certainly be dubbed a profession as opposed to a trade. In our field, as with any profession, we must follow strict ethical considerations.

We have a great deal of obligations as appraisers, but above everything we answer to our clients. Typically, in residential practice, the lender (or an agent of the lender) places the order to the appraiser, becoming the appraiser's client. It's important to know that certain elements relating to an assignment are to be discussed exclusively with the appraiser's client. As a homeowner, if you desire a copy of the appraisal document, you generally have to request it through your lender instead of the appraiser.

Other obligations include numerical accuracy depending on the assignment's nature, attaining and keeping a particular level of competency and education, and of course, the appraiser must behave in a professional manner. Here at Jamison Appraisal Services, we take these ethical responsibilities very seriously.

Appraisers may regularly have fiduciary responsibilities to third parties, including homeowners, both buyers and sellers, or others. Those third parties normally are spelled out in scope of the appraisal assignment itself. An appraiser's fiduciary duty is limited to those third parties who the appraiser knows, based on the scope of work or other written parameters of the job.

Jamison Appraisal Services has an established reputation for performing competent and ethically superior appraisals. To learn more, contact us.

There are also ethical standards that have nothing to do with clients and others. For example, appraisers must backup their work files for a minimum of five years - at Jamison Appraisal Services you can rest assured that we adhere to that rule.

We meet or exceed the industry standards and rules set in place for ethics. We won't accept anything less from ourselves. Accepting assignments based on contingency fees is never an option. That means we are not able to agree to do an appraisal report and collect the fee only if the loan closes. There's certainly a conflict of interest if an appraiser can report a larger value with the reward of getting paid more money! This isn't how we operate.

Finally, the Uniform Standards of Professional Appraisal Practice (or simply "USPAP") also states unethical behavior as the acceptance of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" in addition to other situations We diligently follow these rules to the letter which means you can rest easy knowing we are doing everything we can to objectively determine the home or property value.

With Jamison Appraisal Services, you won't have any doubts that you're receiving 100 percent ethical, honest service.
